In a foreclosure prevention and mortgage default counseling session, you and your counselor will:
- Obtain a clear understanding of your objectives
- Determine the time frame available to accomplish your objectives
- Complete a current budget analysis and work with you to establish a realistic budget
- Help bring your mortgage current if only budget concessions are necessary
- Determine the reason for default
- Work on a hardship letter (when applicable)
- Work with mortgage servicer to help you obtain a loan modification, repayment plan, forebearance or other workout solution
- Develop workout proposals to prevent foreclosure under The Philadelphia Diversion Program, The New Jersey Foreclosure Mediation Program, and various county foreclosure prevention programs as appropraite
- Determine if your financial situation may change in the near futurepayment
- Determine ability and willingness to liquidate assets if available to help cure your mortgage default
- Discuss options and what is best for you
- Create a detailed case action plan
